In preparation for the busy summer season & July 4th Holiday, the staff at LBTS have been busy preparing the property and creating resources to help Rental Guests understand LBTS rules while visiting.
To help reduce rental guest violations and resident-guest friction, the Litchfield by the Sea team has created and distributed a new Guest Orientation Guide. The new Guide has been distributed to all Property Managers, and they are strongly encouraged to share this guide with short-term rental guests prior to check-in and post it inside all short-term rental units.
The New ‘Guest Orientation Guide’ Protects Our Premier Community
As a premier coastal destination, Litchfield by the Sea welcomes visitors to enjoy our beautiful resort. While tourism supports our local economy, an influx of short-term rental guests can sometimes lead to misunderstandings regarding community rules and acceptable behavior. To proactively manage these issues, we have created a comprehensive, easy-to-read Guest Orientation Guide. This resource is designed to educate visitors on resort regulations, ensuring a seamless and respectful LBTS experience for everyone.
Why We Created the Orientation Guide
By providing clear expectations upfront, we aim to:
- Reduce Rule Violations: Guests will know exactly what is permitted regarding parking, quiet hours, Golf Carts, etc.
- Minimize Resident-Guest Friction: When guests respect community boundaries, it preserves the peace and serenity of our shared environment.
- Safety & Security: The guide highlights critical rules to enhance safety and security, such as, gate access procedures, beach safety, and Rip Current survival tips.
How Property Managers Can Help
Our property management partners play a crucial role in the success of this initiative. We encourage all Owners to ask their property managers to distribute the Guest Orientation Guide to renters before their arrival. Additionally, please print and clearly post this Guide inside your rental units (e.g., on a refrigerator or welcome binder) so guests have a quick reference guide during their stay.
Together, we can ensure that Litchfield by the Sea remains a beautiful, safe, and welcoming haven for both our owner/residents and our vacationing guests.

Office Announcements:
Apple Maps Update
We are pleased to announce that, after several months of working with Apple, the location for Litchfield By The Sea has been successfully updated in Apple Maps. Previously, guests and visitors using Apple Maps were often directed to the LBTS South Gate. The updated location now routes all directions directly to the LBTS Main Gate, providing a more accurate and convenient arrival experience for residents, guests, vendors, and service providers. We are currently working with Google Maps and other navigation platforms to make similar corrections and improve routing accuracy across all major mapping applications. We appreciate your patience throughout this process and are excited to have this important improvement in place on Apple Maps.
Summer Wildlife Safety Reminder
As temperatures rise and summer arrives in South Carolina, residents and guests are reminded to be aware of local wildlife, including alligators and venomous snakes that may be encountered throughout the community. These animals are a natural part of our coastal environment and are most active during the warmer months. Please use caution when walking near ponds, lakes, wooded areas, and marshes, keep a safe distance from wildlife, and never attempt to feed or approach any animal. Parents should closely supervise children, and pet owners should keep pets leashed and away from the water’s edge. By remaining alert and respecting wildlife, we can all help ensure a safe and enjoyable summer season at Litchfield By The Sea.

Maintenance News & Project Updates:
Each day, your LBTS Management Team coordinates and performs many small & large repairs across both campuses. However, when larger projects may impact owners/guests, we will provide details regarding those projects so you can plan accordingly. Thank you for your understanding and patience as we work to maintain and improve your community.
Litchfield-By-The-Sea
- Upcoming Boardwalk Project
Maintenance is scheduled to begin after the July 4th on the boardwalk as part of the ongoing efforts to preserve and improve the structure for long-term safety and durability. We are doing this to avoid more traffic. To minimize disruption, the boardwalk will always remain open during the project. Work will be completed in 16-foot sections to allow continued pedestrian access while repairs are underway.
- Osprey Lake Project New Installed Fountains
Work on Fountain B continues to progress. The new electrical subpanel has been successfully constructed and installed. The project is currently awaiting inspection and approval from the power company before final connections can be completed and the fountain returned to full operation.
- Private Property Sign Installation
Maintenance is currently installing new “Private Property” signs at both the Main Gate and North Gate entrances. These signs will help reinforce community access policies and provide clear guidance for residents, guests and visitors entering the property.
- Property Maintenance Updates
Our Maintenance Team has completed cleaning all community fountain systems and installed new filters where needed. We are pleased to report that all fountains have been serviced, cleaned, and are now fully operational. As part of our ongoing efforts to keep the community looking its best, the entrance curbs have been powered washed by the maintenance team.
River Club
- Depth Marker Replacement Project
We have completed replacing all pool depth indicators, we are continuing working on one right now. These markers are essential for both safety and compliance, clearly identifying water depths (e.g., 3 ft, 4 ft, 5 ft, 9 ft) and reinforcing “No Diving” areas. The updated markers will be more visible, durable, and easier to read, enhancing swimmer awareness and reducing risks of liability.
- Pool Maintenance Updates
The Maintenance Team has completed several improvements at the River Club Pool to enhance safety and the overall guest experience. The pool ladder has been repaired and secured, and the pool lane ropes and float lines have been fixed and reinstalled. We appreciate everyone’s patience as these updates were completed and hope residents continue to enjoy the pool throughout the summer season.
- Community Signage Enhancements
The new informational sign has been successfully installed and is now in place at the River Club Gate. This addition is designed to provide residents and guests with important community information in a convenient and visible location.
Please note: We are aware that the pond’s water level is currently too low to safely launch a boat. As a result, pond treatment operations have been temporarily delayed. Once water levels return to an appropriate level, the treatment contractor will resume chemical applications and routine maintenance of the pond. We appreciate your patience and understanding.
Landscaping News and Updates
The following landscape maintenance update is provided by our Landscape Maintenance Partner, United Land Services, to ensure we meet the needs of the community and address any issues caused by weather, pests/bugs, accidents, etc.
LBTS Common Area Landscape Maintenance
Turf Grass Mowing and Ponds
- Completed all mowing and weed eating on both campuses this
- Mowing will continue daily on both properties (LBTS & River Club).
- Mowing and weed eating will continue weekly in Compass
Ornamental Detailing
- Detailing around Beach Club
- We continued trimming the shrubs throughout River Club.
- We went through and trimmed the low hanging palm fronds.
- We replaced the plants at the fishing dock and at the south entrance.
Fertilization, Weed Control & Pest Services
- Weeds were sprayed throughout the entire property in

- We sprayed all the weeds around the Beach Club
Irrigation Inspections & Maintenance
- System will be routinely inspected for operational efficiency and
- Visual inspection will include controller and electronic components, spray and rotor heads and shrub risers.
- Minor adjustments for efficiency will be made during inspection.
- Repairs for malfunctioning, broken or worn-out components (heads, line breaks, controllers and electronics, pumps, etc.) will be done after client approval.
- We replaced a few broken heads in LBTS and River Club.
On the Security Scene
Trespasser
On June 19th, an Allied Universal Security (AUS) Officer engaged a trespasser in LBTS, and notified local law enforcement. The suspect was arrested and charged with trespassing, assault on a vendor’s employee, and theft. Residents are reminded to call Georgetown County Sheriff’s Office first for any law enforcement issues, and then AUS if they have permission to enter your sub-association’s property.
Speaking of trespassing and to clarify an ongoing issue. Several communities within LBTS have not signed a release of liability agreement with LBTS and AUS. AUS Patrol Officers contracted by LBTS do not have the authority to enter sub-association properties.
4th of July; Fireworks and Traffic Safety
As we prepare for the 250th anniversary of this Great Nation, please be mindful of safety, neighborly respect, and compliance with laws and LBTS rules. One specifically often overlooked is fireworks. Fireworks are prohibited within LBTS and the beach is a Fireworks-free zone. Georgetown County Sheriff’s office has strict enforcement and will ticket violators.
Traffic will be heavy and our gates will be congested. Allied Universal will provide additional staffing, and we appreciate everyone exercising patience, respect, and due care. Anticipate delays and give yourself extra time to get to your final destination.
Last week there were several close calls due to driver’s not stopping at stop signs. Specifically, those exiting the property through the main gate.
Community Safety & Partnerships
LBTS staff recently met with the Georgetown County Sheriff’s Office (GCSO) to explore bringing an Active Shooter/Assailant Awareness course to our community.
This course, which typically lasts 3–4 hours, would be offered locally on Pawleys Island and would be open to both residents and staff. GCSO regularly provides this training throughout the County, including at local churches and community spaces.

In addition, LBTS staff have volunteered to serve on the County’s Emergency Operations Team/Response Force and are currently awaiting approval. This partnership would further strengthen our community’s emergency preparedness.
Vendor Fee Program
At its June 18 meeting, the LBTS Board of Directors continued discussions and consideration of a new Vendor Fee Program. This program will apply to individuals and companies providing services within the community.
Details are still being finalized, and we will share additional information soon, including:
Fee structure
Possible exemptions (such as Amazon, UPS, and other delivery services)
Many communities similar to ours already have vendor fee programs in place. These programs help reduce the financial burden on homeowner’s assessments.
Funds collected through this program will be included in the Association’s operating budget and will help support important community needs such as:
Security operations
Access management software
Gate and access control equipment & maintenance
Road and stormwater system upkeep
Community Safety Reminder: Lost Pet Scam
We want to make residents aware of a scam that has recently surfaced in South Carolina. Scammers are targeting social media posts about lost pets. After seeing these posts, they contact the owner claiming to have found the pet and request a “finder’s fee.” Unfortunately, these claims are false, and the pet is not returned.
Please keep the following in mind:
Be cautious about what you share publicly online
Do not send money to individuals you do not know
Always verify any claims before taking action
Staying informed is one of the best ways to protect yourself and your neighbors.

FUN Events Happening Around Town
Celebrating Carolina / Made in Carolina Event June 27 10AM-1:00PM
Join the Georgetown County community at Georgetown Growers Market for the opening ceremony to kick off the week- long Carolina Days Celebration to mark the nation’s 250th birthday. The colonial-themed event will feature presentation of the Colors by the Georgetown Fire Department Color Guard, patriotic music, and speeches by local dignitaries. Large copies of the Declaration of Independence will be available for all to sign.

Georgetown County Time Capsule Opening July 4th 9:30AM-10:00AM
Celebrate Independence Day by joining the Georgetown community for the opening of the 1976 Time Capsule at the Georgetown County Courthouse. The capsule, located in the courthouse annex, contains 1976 photos, manufactured items, and documents on local life. Placement of a new 2026 capsule will follow.

Celebrate Independence Day with family and friends on the Marsh Walk. The 43rd Annual Murrells Inlet boat parade is an event that has become a tradition for so many families! Festively decorated boats will cruise through the inlet for all to see! The boat parade will begin at the Garden City point at 10am and will make its way through Murrells Inlet

Murrells Inlet Marsh Walk Fireworks Show July 4th 10:00PM
