Dear Litchfield-By-The-Sea Owners,

As we celebrate the 250th anniversary of America’s independence, it is the perfect time to look back at the Lowcountry’s pivotal role in shaping our nation. The coastal region surrounding Litchfield, Pawleys Island, and Georgetown is rich with Revolutionary War history.

The Swamp Fox and Georgetown

The Waccamaw Neck, which encompasses modern-day Litchfield and Pawleys Island, served as a primary backdrop for the brilliant guerrilla tactics of Brigadier General Francis Marion, the legendary “Swamp Fox”. Using the tangled cypress groves, winding marshes, and blackwater rivers of the Waccamaw River corridors to his advantage, Marion and his men harassed the British for years.

One of the most daring moments in local Revolutionary history occurred on January 24, 1781. On that date, the Swamp Fox executed a bold raid on British-occupied Georgetown. Though a small-scale skirmish, the raid successfully rattled the occupying British forces, energized local Patriot support, and demonstrated that local knowledge of the land was a massive military advantage.

The Declaration

Georgetown County’s political contributions to the Revolution are equally important. The area sent Thomas Lynch Sr. and Thomas Lynch Jr. to the Continental Congress. Thomas Lynch Jr., a native son of our area, etched his name into history by signing the Declaration of Independence. His family’s historical ties to the region help cement the Lowcountry’s critical voice in the founding of our great nation.

The French

In 1777, the cause of American liberty got a massive boost on the shores of Georgetown. The young French aristocrat, the Marquis de Lafayette, famously landed on nearby North Island.  Defying direct orders from the King of France, Lafayette arrived to offer his sword to the Continental Army. His arrival laid the groundwork for vital French alliances that would ultimately help win the war. Today, you can visit Lafayette Park on the Georgetown Harborwalk to view a small bust commemorating this crucial event in American history.

As you, your family, and friends relax on the pristine beaches of Pawleys Island or explore the majestic trees and waterways that surround Litchfield, you are walking on the same ground where our freedom and liberty were created.

Reminder: Update Your Assessment Payments

To help ensure your HOA assessments are paid on time and to avoid future late fees, we encourage all homeowners using automatic e-Check payments to verify that their payment amount reflects the current 2026 assessment. If your automatic payment has not been updated, you have two convenient options. You may enroll in ACH (Automatic Bank Draft), which is the easiest and most reliable payment method. A major benefit of ACH is that when annual assessment amounts change, your payment is automatically adjusted, eliminating the need to update it each year. Alternatively, you may continue using automatic e-Check by logging into the homeowner portal, selecting Dashboard > Make a Payment > Manage AutoPay, canceling your existing AutoPay, and creating a new one with the updated 2026 assessment amount and your current banking information. Homeowners who wish to enroll in ACH should complete the ACH Authorization Form and submit it to the LBTS Office at 49 Wall Street, Pawleys Island, SC 29585 by mail or in person. Taking a few minutes to update your payment information now can help prevent missed payments and late fees

Maintenance News & Project Updates:

Each day, your LBTS Management Team coordinates and performs many small & large repairs across both campuses. However, when larger projects may impact owners/guests, we will provide details regarding those projects so you can plan accordingly. Thank you for your understanding and patience as we work to maintain and improve your community.

Litchfield-By-The-Sea

  • Upcoming Boardwalk Project

Maintenance is scheduled to begin after the July 4th on the boardwalk as part of the ongoing efforts to preserve and improve the structure for long-term safety and durability. We are doing this to avoid more traffic. To minimize disruption, the boardwalk will always remain open during the project. Work will be completed in 16-foot sections to allow continued pedestrian access while repairs are underway.

  • Osprey Lake Project New Installed Fountains

Work on Fountain B continues to progress. The project is scheduled for inspection next week and approval from the power company before final connections can be completed and the fountain returned to full operation. Shortly after the inspection, Fountain B should be installed.

  • Private Property Sign Installation

Maintenance is currently installing new “Private Property” signs at both the Main Gate and North Gate entrances. These signs will help reinforce community access policies and provide clear guidance for residents, guests and visitors entering the property.

  • Beach Club Internal Improvements

Maintenance crew has currently completed installing the kitchen pull-down inside the beach club. This work has been completed to improve functionality and provide a more updated and efficient set up within the facility.

  • Crosswalk Maintenance Update

Maintenance has completed working on the sinkhole near the Bridgewater fountain and Bridgewater crosswalk. As part of these improvements, the crosswalk pavers have been replaced and leveled to help provide a safer and smoother walking surface for residents and guests.

  • Property Maintenance Updates

As part of our ongoing efforts to keep our community looking its best, the maintenance team recently power washed the Beach Club fountain and the surrounding fountain circle. This cleaning helps maintain the appearance of one of our community’s most welcoming and well-traveled areas, ensuring it remains clean and inviting for residents and guests.

River Club

  • Depth Marker Replacement Project

We have completed replacing all pool depth indicators. These markers are essential for both safety and compliance, clearly identifying water depths (e.g., 3 ft, 4 ft, 5 ft, 9 ft) and reinforcing “No Diving” areas. The updated markers will be more visible, durable, and easier to read, enhancing swimmer awareness and reducing risks of liability.

  • Property Maintenance Updates

As part of our ongoing efforts to keep our community looking its best, the maintenance team recently power washed the River Club back gate.

Please note: We are aware that the pond’s water level is currently too low to safely launch a boat. As a result, pond treatment operations have been temporarily delayed. Once water levels return to an appropriate level, the treatment contractor will resume chemical applications and routine maintenance of the pond. We appreciate your patience and understanding.

Landscaping News and Updates

The following landscape maintenance update is provided by our Landscape Maintenance Partner, United Land Services, to ensure we meet the needs of the community and address any issues caused by weather, pests/bugs, accidents, etc.

LBTS Common Area Landscape Maintenance

Turf Grass Mowing and Ponds

  • Completed all mowing and weed eating on both campuses this week.
  • Mowing will continue daily on both properties (LBTS & River Club).
  • Mowing and weed eating will continue weekly in Compass

Ornamental Detailing

  • Detailing around Beach Club
  • We continued trimming the shrubs throughout River Club. 
  • We trimmed the shrubs around the guard house this week.
  • We trimmed the shrubs around the Beach Club house this week.

Fertilization, Weed Control & Pest Services

  • Weeds were sprayed throughout the entire property in

  • We sprayed all the weeds around the Beach Club
  • We fertilized all the flowers in LBTS & River Club this week. 

Irrigation Inspections & Maintenance

  • System will be routinely inspected for operational efficiency and
  • Visual inspection will include controller and electronic components, spray and rotor heads and shrub risers.
  • Minor adjustments for efficiency will be made during inspection. 
  • Repairs for malfunctioning, broken or worn-out components (heads, line breaks, controllers and electronics, pumps, etc.) will be done after client approval. 

On the Security Scene

Traffic & Additional Staffing

Happy July 4th! As we head into the Holiday weekend, please expect delays. We are asking residents to assist with traffic congestion at the Main gate by using the North and South gates to enter and exit the ocean side campus. We are also asking AUS Officers to double their staffing levels to assist with access management, traffic flow, parking and resident/guest assistance. Please, take a moment and express your appreciation for their dedicated service and working additional hours this week. 

Beach Services: Partnership & Community Cooperation

Litchfield Beach & Golf Resort has established a partnership with Beachside Setups as our preferred vendor for beach chair and umbrella rental services. This partnership allows our residents and guests to enjoy convenient, professional beach services while maintaining the quality standards and property protections that our community values.

Beachside Setups is authorized to provide equipment rental and setup services on the portions of beach owned and managed by Litchfield-by-the-Sea. We appreciate their professionalism and commitment to our community standards.

The LBTS community is also home to other beach service providers. These vendors have demonstrated their commitment to respecting our community’s property boundaries and agreements, which ensures that all business operations remain compatible with our residential environment.

We value the collaborative spirit shared among our service partners. Their adherence to established protocols reflects a mutual respect that protects both our property and their ability to serve residents effectively.

If you prefer to use an alternative vendor, we welcome your choice while trusting that all providers will continue to operate within the guidelines that protect Litchfield-by-the-Sea. The guidelines prohibit alternate vendors from using crossovers owned and maintained by LBTS.

Golf Cart Reminder

As stipulated by the South Carolina Department of Motor Vehicles, a driver’s license is required for all vehicles, including golf carts. Only people meeting the requirements of a licensed driver may operate golf carts on the Litchfield-By-The-Sea Community Association roads. ALL LBTS owner golf carts are to be registered and have Litchfield- By-The-Sea bar codes permanently mounted on the cart.

Golf carts may not be driven after dark unless equipped with highway headlights and taillights on Litchfield by the Sea property ONLY and may not be driven between midnight and dawn.

Children under 12 years of age must wear seatbelts (when on public roads and not on private property such as LBTS). Crossing Ocean Highway and Willbrook Blvd. are public roads and would require seat belts. 

Golf carts driven within Litchfield-By-The-Sea must remain on roadways. Do not drive on bike paths.

Gas powered Golf Carts are NOT permitted in the Litchfield-By- the- Sea Oceanside or River Club properties. (With the exception of commercial landscaping vehicles.)

If you see a violation, please call security at 843-237-2451, and Georgetown County Sheriff’s Office, non-emergency 843-527-6763, and 911 for emergencies for violations of the law, suspicious activity, or trespassing that would warrant law enforcement response.

FUN Events Happening Around Town

Georgetown County Time Capsule Opening July 4th 9:30AM-10:00AM

Celebrate Independence Day by joining the Georgetown community for the opening of the 1976 Time Capsule at the Georgetown County Courthouse. The capsule, located in the courthouse annex, contains 1976 photos, manufactured items, and documents on local life. Placement of a new 2026 capsule will follow.

Murrells Inlet Boat Parade July 4th 10AM- 3:00PM

Celebrate Independence Day with family and friends on the Marsh Walk. The 43rd Annual Murrells Inlet boat parade is an event that has become a tradition for so many families! Festively decorated boats will cruise through the inlet for all to see! The boat parade will begin at the Garden City point at 10am and will make its way through Murrells Inlet

Georgetown’s Independence Day Celebration July 4th 6:30PM-8:30PM

Join the Georgetown County community lawn of the Kaminski House for a patriotic evening of music and community to celebrate Independence Day. Special activities and games for kids in the adjacent Rainey Park will also be available. Bring your lawn chairs, blankets, and family for this free community concert!

Murrells Inlet Marsh Walk Fireworks Show July 4th 10:00PM

The sky will fill with colors of red, white, blue and beyond for incredible, awe-inspiring 20-plus-minute fireworks show. We will be offering live music at our Marsh Walk restaurants before the show begins! So, come out and relax before the show with a delicious meal and cocktail at one of our eight Marsh Walk restaurants!
