The temporary foot washing stations and outdoor showers have been installed. The permanent foot washing stations and outdoor showers are scheduled to be rebuilt.
- Upcoming Boardwalk Project
Maintenance is scheduled to begin work on the boardwalk next week as part of the ongoing efforts to preserve and improve the structure for long- term safety and durability. To minimize disruption, the boardwalk will always remain open during the project. Work will be completed in 16-foot sections to allow continued pedestrian access while repairs are underway.

- Depth Marker Replacement Project
We have completed replacing all pool depth indicators, we are continuing working on one right now. These markers are essential for both safety and compliance, clearly identifying water depths (e.g., 3 ft, 4 ft, 5 ft, 9 ft) and reinforcing “No Diving” areas. The updated markers will be more visible, durable, and easier to read, enhancing swimmer awareness and reducing risks of liability.
- Community Signage Enhancements
Maintenance staff continue to work on updating and improving signage throughout the community, including areas such as Tall Pines, Magnolia Run, and Emerald Green. These improvements will be completed soon. These improvements are focused on consistency, visibility, and overall aesthetic appeal, helping with wayfinding while maintaining the community’s visual standards.
Please note: We are aware that the pond’s water level is currently too low to safely launch a boat. As a result, pond treatment operations have been temporarily delayed. Once water levels return to an appropriate level, the treatment contractor will resume chemical applications and routine maintenance of the pond. We appreciate your patience and understanding.

Vendor Fee Program Under Review
LBTS is evaluating a vendor fee program to help manage costs and sustain key services. This follows benchmarking with similar communities and proposals from leading vendor management software providers.
The program would introduce a modest fee for contractors and service providers who regularly access the community—helping fund security, gate infrastructure, and road maintenance. This “user pays” approach aims to reduce the financial burden currently borne by residents.
Modern systems also improve security by tracking vendor access, enhancing visibility, and streamlining entry. Communities using similar programs report better scheduling, reduced congestion, and less disruption.
No decisions have been made. LBTS is reviewing options carefully, with a focus on transparency, fairness, and resident impact. Updates and opportunities for feedback will continue as the process evolves.
Amenities & Safety Reminder
- Ensure juveniles are properly supervised at all amenities (pools, tennis courts, docks).
- With increased summer activity, drive cautiously and watch for pedestrians and cyclists.
- Follow speed limits, traffic signs, and safe driving practices.
